Pomeroy Park: Large homesites and a convenient location draw buyers to this New Kent community

For the last couple years, Drew Ferguson faced a familiar challenge: He loved his job, but he really disliked his commute.

Driving from his home in Suffolk to the hospital where he worked in Newport News took 45 minutes on a good day. And as anyone who has navigated Hampton Roads’ bridges and tunnels in work traffic can attest, not all days are good.

It wasn’t just the commute that convinced Ferguson and his wife, Kimberly Ferguson, that they should consider selling their Suffolk house, though.

The couple had grown up in Hanover County, and they wanted to live closer to their extended family. Plus, with two children under the age of five, they were beginning to outgrow their 2,200-square-foot house.

So they started looking at their options and soon found Pomeroy Park, a new community under construction in the 4600 block of New Kent Highway in New Kent County.

When it’s finished, Pomeroy Park will have 109 new, single-family homes on wooded homesites that are each ¾ acre or larger.

Hanover-based Rogers-Chenault Inc. is the community’s developer, and Hanover-based RCI Builders and Lakeside-based StyleCraft are the homebuilders.

The community’s amenities will include 100 acres of common areas and open spaces, with a 12.15-acre recreational area, a pavilion, a ball field and walking trails.

The community’s location and large homesites were especially appealing, Ferguson said. And being a short drive away from extended family was an added benefit.

“I know our kids will be excited because they’ll be closer to their grandparents and cousins,” he said.

The couple signed a contract for RCI to build a 3,700-square-foot house last August, and Ferguson said he anticipated closing on the finished house this month.

“We’ve been watching the whole building process, and we’ve met one set of neighbors – they’re a really nice young family,” Ferguson said. We’re very excited about the community, and we look forward to starting this new stage of our lives.”

Plus, his drive to work will be a lot less stressful.

“The commute will still be about 45 minutes, but I’m looking forward to driving at highway speeds and not having to travel over water,” he said, with a laugh.

Home stats and sales

Work in Pomeroy Park began last year, and RCI and StyleCraft have finished 11 homes so far. In addition, they have 10 homes under construction.

In all, StyleCraft will build 55 homes, and RCI will build 54 homes.

Architectural styles in the community include Traditional, Transitional and Craftsman, and the interiors feature open floorplans.

StyleCraft’s homes will range in size from 2,200 to 3,800 square feet, with prices starting from the low $600,000s.

RCI’s homes will range from 2,200 to 4,200 square feet, with prices starting from $675,000.

Both companies opened home sales last fall, and sales have been strong.

“The response and traffic have been great,” said Jeremy Knicely, StyleCraft’s vice president of homebuilding. “Momentum is building, and we’ve seen a lot of interest in our options and flexible floorplans.”

Knicely added that he anticipated finishing home construction in the next three years.

So far, the two builders have 16 homes under contract between them. And work is wrapping up on some of the first homes to get built.

“We had our first two closings in mid-May,” said Todd Rogers, who co-owns Rogers-Chenault Inc. with his business partner, Mike Chenault. Rogers and Chenault also co-own RCI Builders with Patrick Ashley.

The community’s location and the large homesites are helping to drive sales, Rogers said.

“You can’t find this large of a homesite this close in to the city,” he added. “And the community has reasonable architectural guidelines without a lot of HOA restrictions. So homebuyers are able to build pretty substantial houses because the homesites are wide.”
